These Terms and Conditions (“Conditions”) apply to all residential construction, renovation, and maintenance related works performed by Edward Huber Construction (“Contractor”) for the client (“Client”). The Conditions stated below come into effect when a service request is made or when works commence without an explicit agreement that these terms and conditions will not apply.
Estimates and Scope of Work
All Estimates provided by Edward Huber Construction are based upon visible observations available at the time of inspection. For any unforeseen condition that may come to light, such as but not limited to structure condition, code requirements, and hidden damage, Estimates may change.
The work scope will be clearly delineated before embarking on the project. The scope of work will have to be authorized by the Client and will possibly lead to extra costs or time changes.

Schedules are estimated and could be influenced by weather, material, inspections, and various other circumstances beyond the control of the Contractor. Edward Huber Construction, LLC will exercise reasonable efforts to adhere to the agreed-upon schedules and will timely notify whenever possible. The Client shall grant reasonable access to properties, facilities, and areas needed to perform this project in a safe and efficient manner.
Payment Terms
The terms of payment will be detailed in the estimate agreement, and deposits are required before the commencement of the services. The final payment is due upon the significant completion of the scope of work unless other arrangements are agreed upon.
Late payments or outstanding payments could lead to a stoppage of work. They could also incur additional charges depending on the law.
Materials and Workmanship

Workmanship is done in a professional and workmanlike way. Variations in materials or finishes are deemed to be natural and are not deemed to be defects.
Permits and Code Compliance
Where applicable, permits for the work to be done within the scope will be obtained by Edward Huber Construction. The work will be done in accordance with local building codes at the time of construction.
The Contractor shall not be responsible for existing code violations that pre-existed this Agreement, nor shall it be responsible to bring non-Code related areas of the Property into code compliance.
